This Privacy Policy explains how Purvis & Company Commercial, LLC ("we," "us," "our"), a licensed Florida real estate brokerage (CQ1075756) engaged by Owen & Woods Holdings LLC to market VIP Leesburg for lease and operating as a transaction broker, collects, uses and protects information on this website (the "Site") and when you contact us about VIP Leesburg by phone, text or email.
Information we collect
Information you give us. When you submit the tour and pricing request form, we collect your name, company (optional), email address, phone number, any message you include, whether you asked for email updates about other commercial properties, and whether you checked the separate SMS consent box. For SMS consent, we also record the date and time, your IP address and the version of the consent wording you saw. If you call, text or email us, we receive your phone number or email address and anything you choose to tell us, including any voicemail you leave.
Information collected automatically. Like most websites, our hosting provider automatically records basic technical information when you visit, such as your IP address, browser type, the pages you request and the date and time of the request. We use this information to operate, secure and troubleshoot the Site. The Site does not set cookies, does not use analytics, advertising, remarketing or session-recording tools, and does not load third-party scripts or embedded maps. The location map is an image hosted on the Site; links to OpenStreetMap open that site only if you click them. If this changes, we will update this policy first.
How we use information
- To respond to your request, share availability and pricing, and schedule a tour.
- To discuss, negotiate and document a potential lease.
- To send occasional email updates about other commercial properties, only if you checked the separate box asking for them. These updates are sent by email only, manually from our Microsoft Outlook mailbox, and are separate from text messages. Checking the email box never permits us to text you. Each update identifies Purvis & Company Commercial, LLC as the sender, includes our physical address, 609 N Old Wire Rd, Wildwood, FL 34785, and tells you how to unsubscribe. You can unsubscribe at any time by replying or emailing info@purviscocre.com, and we honor unsubscribe requests within 10 business days.
- To keep the records a licensed real estate brokerage is required to keep, and to comply with law.
- To protect the Site and our business against spam, fraud and misuse.
How we share information
We do not sell or rent your personal information, and we do not share it with third parties for their own marketing. We share it only as follows:
- The property owner. We may share your name, company, email, space requirements and, for calls about your inquiry or a lease, your phone number with the owner of VIP Leesburg and its representatives for leasing purposes. We never share your SMS opt-in or consent records with the owner, and the owner does not text you.
- Service providers. Companies that work for us and process information only on our instructions: website hosting and form processing (Vercel), email delivery (Resend), phone, text messaging, call recording and transcription (Telnyx), and our business email inbox (Microsoft 365 / Outlook).
- Legal and safety reasons. When required by law, subpoena or court order, or to protect our rights, our clients or others.
- Business transfers. If our brokerage business is merged, sold or reorganized, information may transfer as part of that transaction, subject to this policy. SMS opt-in and consent records would transfer only to a successor that continues this same text messaging program under this policy.
Text messages
The only way to opt in to our text messages is the separate, optional SMS consent box on our inquiry form, which is unchecked by default. Checking it authorizes only customer care and informational texts about your inquiry: requested property information, responses to your leasing inquiry, tour scheduling and confirmations, and follow-up directly related to your inquiry. We do not use this program to send promotional or marketing messages. Texts come from VIP Leesburg by Purvis & Company Commercial, LLC and may be sent manually or by automated tools.
If you send a text to our phone number without checking the box, we reply to that message only. An inbound text is not consent to later texts.
Message frequency varies. Message and data rates may apply. Reply STOP to opt out of all texts from this program at any time; you may receive one final confirmation message. Reply HELP for help, or contact us at (352) 640-7712 or info@purviscocre.com. Consent to texts is not a condition of leasing.
Text messaging data. We do not sell, rent or share mobile numbers, SMS opt-in information or messaging consent with third parties or affiliates for their own marketing or promotional purposes. Our messaging and phone service provider may process this information solely to deliver and administer our communications. Sharing contact information with the property owner for leasing, as described above, is separate from SMS opt-in and consent records, which we do not share with the owner.
Phone calls and recordings
Every call to our leasing line opens with this notice: "Thank you for calling VIP Leesburg. All calls may be recorded for transcription and quality assurance." Recording starts only after that notice plays. During business hours (Monday to Friday, 8 AM to 5 PM Eastern, excluding federal holidays), calls ring our broker and are recorded from the time they are answered. At other times, or if no one answers, you can leave a voicemail, which is recorded. If you do not want to be recorded, please hang up and email us at info@purviscocre.com instead.
Call recordings and voicemails are stored with our phone provider, Telnyx, and are transcribed by Telnyx. Call recordings, voicemails and their transcripts are emailed to our info inbox (info@purviscocre.com) through our email delivery provider, Resend. We use recordings to respond to you, for quality assurance and as brokerage records, and we share them only with these service providers or when required by law.
How long we keep information
We keep inquiry information as long as needed to respond to you and pursue a potential lease. Information that is part of our brokerage records under section 475.5015, Florida Statutes, is kept for at least five years, and longer where the statute requires it for litigation. SMS consent records are kept for at least five years. Otherwise, we delete information or keep it in a form that no longer identifies you once we no longer need it.
Security
We use reasonable administrative and technical safeguards, including encrypted (HTTPS) connections, to protect your information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
Your choices
You may ask us to tell you what personal information we hold about you, correct it, delete it or stop using it for email updates by emailing info@purviscocre.com. Email unsubscribe requests are honored within 10 business days. Reply STOP to end texts. We will respond within a reasonable time, subject to any records we must keep by law.
Children
The Site is intended for businesses and adults seeking commercial space. It is not directed to children under 18, and we do not knowingly collect information from them.
Other websites
The Site links to other websites, such as OpenStreetMap and purviscocre.com. Their privacy practices are governed by their own policies.
Governing law
This policy is governed by the laws of the State of Florida and applicable United States law.
Changes to this policy
We may update this policy. The effective date above shows when it was last changed. Changes apply from the date they are posted.
